Baan Kinaree is a five-bedroom hillside retreat overlooking the coastline of Bo Phut beach in Koh Samui. Designed across separate pavilions with Thai and Balinese influences, the villa balances shared spaces with plenty of privacy, making it easy for larger groups to settle into holiday mode.
The atmosphere is calm and spacious, with wide ocean views, a long infinity pool, and open-air living areas that encourage slow mornings and unhurried evenings.
The villa offers five bedrooms, each thoughtfully positioned to provide a sense of privacy. Several rooms enjoy sea or garden views, while all include ensuite bathrooms for added convenience.
The layout is especially practical for multi-generational families or groups of couples. Guests can retreat to their own space at the end of the day without feeling disconnected from the rest of the villa. Comfort takes centre stage here, with generous proportions, natural light, and an easy flow between indoor and outdoor spaces.

Inside, the villa is arranged around a series of welcoming communal spaces. The open-plan living and dining areas are designed for gathering, whether that means leisurely breakfasts or long dinners after a day exploring the island.
A fully equipped kitchen sits alongside comfortable lounge seating, creating a space that feels equally suited to celebrations and quiet evenings in. Thoughtful touches such as board games, a sound system, and large sofas add to the sense of ease, making indoor time just as enjoyable as time spent by the pool.
Outdoor living is one of the defining features of Baan Kinaree. The villa's 19.5-metre infinity pool stretches towards the horizon, framing views of the mountains and coastline beyond.
A shallow section makes the pool more family-friendly, while sun loungers, parasols, and a bubbling jacuzzi invite guests to linger throughout the day. The spacious terrace and traditional sala provide comfortable spots for reading, sharing a drink at sunset, or simply taking in the peaceful surroundings of Bo Phut beach.
Guests at Baan Kinaree are looked after by a dedicated on-site team, including a villa manager, housekeeping staff, and maintenance support, helping ensure each stay runs smoothly from arrival to departure. Daily breakfast and attentive service contribute to the villa's relaxed atmosphere, allowing guests to focus on enjoying time together.

10/10The overall experience was pleasant. A picturesque location with a stunning view of the seashore overlooking the vastness of the ocean imbibed with a tranquil experience, sketching a perfect relaxing getaway. The staff were extremely helpful and polite. A special shoutout to the manager for expediting all important tasks in a very coordinated way.

9.4/10the location was excellent! You cannot walk far though because of the steep terrain and distance from stores etc which is why I didn't give 5 stars for this. Any outing includes a drive. This is to be expected though for the views! The living space was perfect, so spacious and beautiful with indoor outdoor flow and views. The service was beyond excellent and if you eat in at the villa for enough meals you will find you will save a lot of money which adds to the value of the villa, as well as the fact that the chef cooks probably better than anywhere on Samui!! The bedrooms and beds were comfortable and elegant and all had lovely outlooks. THe bathrooms were lovely as well The pool was a real delight and one thing I enjoyed much more than I expected to! Couldn't get out of it somedays! The gardens also were gorgeous. Two suggestions though;1) twin beds rather than double beds in every room as an option would be appreciated by families (siblings) and friends not wanting to share a bed. 2) the spa baths in the ensuites need stronger taps to fill more quickly. Overall we loved the villa and the staff and service made this unforgettable! We will definitely return and highly recommend this to anyone

They always have a smile on their face, love this place and doing yoga here in the morning with this view is brilliant, would not get this experience in London
10/10Baan Kinaree was quite simply above our very high expectations. we expected an exceptional view, 5 star rooms, a huge infinity pool and a high level of pleasant service all of which was exceeded so thats really saying something....!! A very special experience in a quiet yet stunning setting with views of Ko Phang Ngan wihc made i feel very special indeed. 10 out of 10 thak you luxury villas and homes!!

The classic Thai style villa is relaxing and makes you feel at home and on holiday as soon as you arrive. We found the Thai staff helping our needs and giving you space at ease. Great place to stay in style.
10/10We had a wonderful time in a stunning villa which really reminds you that you are in Thailand. Classic Thai style architecture. All of the bedrooms are very private and the views are stunning from every room, even the pool!! It would be impossible not to relax here.
